Densification is a term that is being bandied about by building owners.
Let’s define what densification is and how it affects you and everyone else who works in the office.
What is it?
Office densification is when companies lease less space per employee, using community areas, mobile workstations and smaller, fewer personal offices. Using more with less space, utilizing technology at an experienced and advanced level.
Saving money while adding employee contentedness
What started out as a strategy to save money is now a conversation about productivity, employee satisfaction, and workforce flexibility. A thoughtful densification effort can address a company’s need to maximize technology and attract and retain talent, while lowering the rent.
The impact of technology
Technology is at the base of densification and employee engagement. This is where everything comes together. With our new resources of employees experienced with understanding and using technology as “another right hand” this move to smaller workstations and collaborative interaction moves the scale in the right direction.
Reduced space leads to an effective and interactive workplace
Responding to the employee marketplace, building owners have created the office floor plan that encourages interaction, collaboration, discussion, creativity and leaves open the possibility that when others who want space to work on projects and make quiet client calls, can do so. Libraries and resource areas, private call rooms and private conference rooms are made available to staff, while the center of the floor plan is open with natural light and healthy air movement.
We see the move to office densification as an educated decision in our Tampa Bay to Naples area. While this has a ton of good feel and productivity during working hours, we see the foot traffic on main hallways and certain heavily used office areas needing frequent cleaning attention.
Our clients hire us to keep the carpet clean and looking good. We do that by working with the facility person and creating a workable programmed carpet cleaning schedule that fits with the company’s financial objectives and makes the life of facility manager happier.
